At Miami Preserve, we keep things straightforward, so you know exactly what to expect when it comes to leasing, amenities, policies, and day-to-day living. Miami Preserve offers spacious four-bedroom apartments with private bedrooms and bathrooms, with select three-bedroom options available.

Our community offers a well-rounded mix of amenities designed to support both everyday convenience and moments to unwind or connect. Residents have access to a 24/7 fitness center, yoga room, study room with conference table and computers, and a game and entertainment lounge, along with a coffee bar, vending machines, and a fully equipped community kitchen. Outdoor spaces include a pool courtyard, firepit, sand volleyball court, and a pavilion with grilling stations, while added conveniences like a secured package room, reserved garage parking, surface lot parking, bike racks, and on-site retail, dining, and a modern library enhance daily living. Inside each apartment, features include fully furnished layouts, wood-style plank flooring, kitchen appliances, in-unit washer and dryer, a mounted TV in the common area, large closets, individual pantries, and a private balcony or patio.

Applicants may qualify by using one of the following options:
Guarantor
A guarantor is typically a parent or guardian who is financially responsible for the lease. Guarantors must reside in the United States and have a valid Social Security number. Proof of income is required, and guarantors must meet all applicable income and credit requirements based on the rental criteria. Guarantors are screened for credit and income only and are not permitted to occupy the apartment.Self-Qualification
Applicants may qualify on their own if they meet the community’s income and credit requirements. Proof of income is required, and applicants must pass credit, background, and rental history screening. If an applicant does not meet the required qualifications, a guarantor or alternative approval option will be required.Security Deposit
The security deposit is equal to two months' rent and must be paid at the time of lease signing.Guarantor Waiver Program
We offer a third-party guarantor waiver program for a monthly fee. This option requires no upfront costs and provides instant approval upon verification of student status. -
There are no monthly fees associated with Wi-Fi and trash services. Electric, water, and sewer are not included and are billed monthly through the resident portal based on usage.

We offer a 12-month lease term with select 5 and 10-month options. Please contact the leasing office with any questions regarding lease options.

Miami Preserve is pet friendly with weight and breed restrictions. A one-time non-refundable pet fee and monthly pet rent apply. Please contact the leasing office for more details.

Tours can be scheduled by contacting the leasing office by phone or booking directly through our website. Walk-in tours are also welcome!

Yes! Our on-site maintenance team is here to help with any repair requests or apartment concerns. Emergency maintenance is available 24/7, while routine service requests are addressed during business hours, Monday through Friday.

For urgent maintenance emergencies, please contact the office during business hours or follow the after-hours call prompt. For life threatening emergencies, please contact 911.

Rent is due on the first of each month and is paid through the resident portal.

Yes. Renters insurance is required for all residents. Residents are automatically enrolled in our renter's insurance program but may provide proof of their own coverage to meet this requirement.

Subletting is not permitted. Residents may reassign their lease by finding a qualified replacement.
Lease Reassignment Guidelines
Residents must notify the leasing office of intent to vacate
The current resident is responsible for finding a qualified replacement
An assignment fee equal to one month’s rent applies
All outstanding balances must be paid before reassignment is finalized
Lease concessions do not transfer
The new lease rate will match the original lease rate
Rent is not prorated
Reassignment Process
Resident notifies the leasing office
Replacement completes an application and meets all rental criteria
Replacement signs a new lease
Current resident pays the reassignment fee and clears all balances
Original resident responsibility ends once the replacement moves in and pays rent

Yes. Unit transfers are available for an additional transfer fee. Please contact the leasing office to discuss available options.

Each unit has a designated mailbox, and packages are delivered and secured at the leasing office in which residents will be notified via email of the delivery and they can pick up during office hours.

Yes! We offer reserved surface lot spaces for an additional monthly fee. We have limited garage parking available for an additional monthly fee.

Guest parking is available in limited spaces on a first come, first served basis.

No. The total rent for the lease term is a set amount and is payable in advance in equal monthly installments.
